The approvals stage alone can run four to eight weeks for a straightforward Permitted Development case. Push into Prior Approval territory and add another six to eight weeks on top while the council consults neighbours and reaches a decision.

Once on site traditional groundwork takes two to three weeks before concrete cures enough to build on. The structural phase and fit-out then runs six to twelve weeks depending on the size and finish of the project.

Put that together and five to ten months from first conversation to handover is a realistic expectation — assuming no delays from weather subcontractors or supply chains. In practice delays are common.

The Things That Can Still Slow Things Down
