We've answered the most common questions about home extensions, our building methods, costs, and process. If you can't find what you're looking for, please get in touch - we're happy to help.

A Spectra Extension looks and feels exactly like a traditionally built extension - matching your existing property seamlessly. The difference is how we build it.

We use advanced construction technologies including screw pile foundations, bespoke structural engineering, and premium brick slip finishes to deliver the same quality and appearance as traditional builds, but faster (weeks not months), with less disruption, and often more cost efficiently.

Your neighbours won't know the difference. Every extension uses real brick slips, quality materials, and skilled craftsmanship to achieve an always-been-there finish.

Spectra Extensions are built in weeks, not months.

Our RADIX screw pile foundations are installed in just 1-2 days with no concrete curing time, allowing the build to start immediately. Traditional concrete foundations can take weeks before building work can commence.

The exact timeline depends on your project size and specification, but we're significantly faster than traditional builds while maintaining the same premium quality and finish. During your consultation, we'll provide a realistic schedule for your specific project.

Many extensions fall under permitted development rights and don't require planning permission. However, this depends on several factors:

  • Your property type and whether it's listed or in a conservation area
  • The size and location of your proposed extension
  • Whether you've already used some of your permitted development allowance
  • Local planning restrictions in your area

We provide full planning support and will advise you on requirements for your specific project during our free initial consultation. If planning permission is needed, we can guide you through the process or recommend planning consultants we work with.

Every extension is bespoke, so costs vary based on size and specification. As a planning reference point, we recommend budgeting:

from £2,350 + VAT per square metre

Our pricing process is transparent:

  1. Free initial estimate after our site visit
  2. Fixed, confirmed price after our structural engineer's assessment
  3. Detailed breakdown by trade so you know exactly what you're paying for

There are no hidden fees or unexpected costs. Your confirmed price won't change unless you request additional work or upgrades.

We serve Milton Keynes and surrounding areas including:

  • Bedford and surrounding villages
  • Northampton and surrounding areas
  • Buckingham and surrounding villages
  • The wider region

If you're unsure whether we cover your area, please get in touch and we'll be happy to discuss your project.

All our extensions are designed to meet or exceed current Building Regulations. We handle this completely as part of our service:

  • Our structural engineer provides full calculations and documentation
  • We liaise with Building Control throughout the project
  • We coordinate all required inspections at key stages
  • We ensure compliance with thermal performance, structural safety, fire safety, and all other requirements
  • You receive completion certificates for your records

Building Regulations approval is different from planning permission - it's about how the extension is built, not whether you can build it. We make sure everything is done properly and legally.

Yes. We source our brick slips from the UK's largest brick slip stockholder, offering an extensive range that allows us to match virtually any existing brickwork.

Our brick slips are real clay and indistinguishable from traditional brickwork once installed. We offer three style ranges:

  • Handmade - for period properties and traditional finishes
  • Modern - for contemporary properties
  • Reclaimed - for heritage and character properties

During your consultation, we'll assess your existing brickwork and show you matching options to ensure a seamless, always-been-there finish.

We provide comprehensive warranty protection:

12-Month Workmanship Warranty

All our work is guaranteed for 12 months from completion date. If any issues arise from our workmanship, we'll put them right.

Manufacturer Lifetime Warranties

Most products used in your extension come with manufacturer lifetime warranties, including:

  • RADIX foundations - 60+ year performance guarantee
  • Brick slips - lifetime durability
  • Other materials - as per manufacturer terms

We only use quality components from trusted suppliers, giving you long-term peace of mind and protection for your investment.

After you accept our fixed-price quotation, we provide a comprehensive contract that includes a clear payment plan.

Payment is typically structured in stages linked to project milestones, such as:

  • Deposit on contract signing
  • Foundation completion
  • Structure watertight
  • First fix (electrics, plumbing, etc.)
  • Final payment on completion

We'll discuss the payment schedule during the planning phase so you know exactly when payments are due and what stage of work they relate to. No surprises, complete transparency.

Our process has four clear phases:

Phase 1: Discovery

Your enquiry, our site visit, and initial estimate. Free, no-obligation consultation to assess feasibility and discuss options.

Phase 2: Engineering

Our structural engineer's detailed technical assessment. You receive a fixed, final price with no surprises.

Phase 3: Planning

Detailed trade plans for electrics, plumbing, carpentry, and all other work. Comprehensive contract including schedule, payment plan, and warranties.

Phase 4: Build

From screw pile foundations (1-2 days) through to snagging and handover. We guide you through every step and keep you informed throughout.

Learn more about our process on our How It Works page.

We minimise disruption wherever possible, but we're honest about what to expect:

Less disruption than traditional builds:

  • No excavation required for foundations
  • No concrete trucks or concrete curing time
  • Faster build time means you're back to normal sooner
  • We work tidily and clean up daily

What to expect:

  • Construction noise during working hours
  • Tradespeople coming and going
  • Some dust and debris (which we minimise and clean)
  • Temporary access requirements

We treat your property with respect and communicate clearly throughout. Many clients continue living normally while we build.

Yes. We carry full public liability insurance and employers' liability insurance as required by law.

We're part of Crownhill Building Services, established in 2006. In our years of operation we've completed over 800 projects and never had an insurance claim - testament to our quality workmanship and professional approach.

We can provide copies of our insurance certificates on request. Your property and our team are fully protected throughout the project.
